Nadico’s Sustainable Building Department supports clients through BREEAM, WELL and Passivhaus certification of industrial, logistics and tertiary buildings, from design to final audit, and through the measures that reduce the environmental impact of existing stock: asbestos removal, energy efficiency and energy performance certification. A certified building lets and sells better, and meets sustainable finance requirements in advance.
Sustainability certifications for buildings
BREEAM
A method for assessing a building’s sustainability across management, health and wellbeing, energy, transport, water, materials, waste, land use, pollution and innovation. From the preliminary design we define the achievable credits, coordinate the evidence during design and construction and manage certification with the licensed assessor. It is the certification most demanded by funds and investors for logistics and industrial buildings.
WELL
An international standard focused on the health and wellbeing of the people who occupy the building: air, water, light, thermal and acoustic comfort, movement, nourishment, mind and community. Nadico has achieved WELL certification and applies its criteria in offices and tertiary buildings where talent retention matters.
Passivhaus
A very high energy efficiency standard: a highly insulated, thermal-bridge-free, airtight envelope with mechanical ventilation and heat recovery, which reduces heating and cooling demand to minimal levels. We provide consulting, calculation (PHPP) and support through certification.
Certification and sustainable design
- BREEAM pre-assessment and target score definition
- BREEAM credit coordination in design and construction
- WELL consulting and certification
- Passivhaus consulting, calculation and certification
- Energy performance certificate (EPC) for buildings
- Life cycle analysis and carbon footprint
Measures on existing buildings
- Removal of asbestos-cement roofing and asbestos removal grant applications
- Envelope, daylighting and solar shading improvements
- Efficient services and PV self-consumption
- Occupant comfort: air quality, acoustics and lighting
Frequently asked questions about sustainable certification
Which certification suits a logistics warehouse, BREEAM or WELL?
BREEAM assesses the building as a whole and is the reference for investors and funds in the logistics and industrial sector. WELL focuses on occupant health and adds more value in offices and high-occupancy buildings. They can be combined: the office area of a logistics platform can be WELL certified within a BREEAM building.
When should the certification be decided?
At preliminary design stage. Many credits depend on site layout, orientation, materials and systems that are expensive to change later. The earlier the target score is set, the lower the extra cost.
Are there grants for removing asbestos roofing?
Yes, there are regional and national grant schemes for removing asbestos-cement, often linked to installing PV self-consumption. Nadico prepares the design and processes the grant.
