Planning and financial feasibility studies

We analyse the planning rules that apply to the plot (land classification and zoning, buildable area, site coverage, heights, compatible uses, land transfers and charges), the access and the available utilities, and cross them with the client’s schedule of requirements. The result is a report stating what can be built, with what floor area and at what approximate cost, and which procedures drive the timeline.

Technical Due Diligence (TDD)

Before acquiring an industrial or logistics asset, we inspect the building and its installations, review the technical and administrative documentation (permits, installation licensing, certificates, periodic inspections) and quantify the investments required in the short and medium term. The TDD identifies hidden liabilities, such as asbestos-cement roofing, unlicensed installations or activities without a licence, that change the price or the terms of the deal.

Site layout and location studies

We compare alternative locations or plant layouts for an industrial or logistics process: material flows, floor areas, future expansion, fire safety and classified activity regulations. The layout study sets the starting point for the preliminary design.

Inspection and technical assessment of existing buildings

Condition assessment of the structure, envelope, floors and installations, using thermography, photogrammetry and drone inspection where access is difficult. It concludes with an action plan prioritised by urgency and cost.

Dealings with the authorities

Preliminary planning enquiries, compatibility certificates, coordination with local councils, environmental bodies, the industry authority and utility companies. We know each authority’s real procedures and lead times, which avoids surprises in the project schedule.

Project scheduling

An integrated schedule of permits, design, tendering, construction, licensing and commissioning, with milestones and identified risks. The schedule is kept alive throughout the life of the project.

What is a Technical Due Diligence of an industrial building?

It is a technical and documentary audit of the building before purchase or lease: condition of the structure, roof, floors and installations, compliance with permits and licensing, and an estimate of the outstanding investments. It allows the price and terms to be negotiated on objective information.

When should a feasibility study be done?

Before buying the land or signing the lease, and always before commissioning the design. A feasibility study costs a fraction of the design and avoids discovering late that the plot does not allow the intended floor area, height or activity.

Does the consulting continue into the design?

Yes, if the client wishes. The feasibility study and the layout are the basis of the preliminary and basic designs, developed by our Projects service, and the works can be managed through Construction Management.
