What defines a good logistics project

Land use and operations

Loading docks and yards sized for the real fleet, clear heights and slabs ready for the planned racking or automation, fire compartmentation that does not penalise operations, and room to expand. On scarce or expensive plots, a multi-storey building multiplies the usable floor area.

Fire safety and regulations

Warehouses are governed by the Spanish RSCIEI regulation, with compartmentation, fire resistance, sprinkler and evacuation requirements that depend on the fire load and storage height. Performance-based studies allow more efficient solutions than prescriptive application of the code. Nadico prepares and processes them with the authorities.

Sustainability and operating cost

Roofs ready for PV self-consumption, daylighting and LED lighting, efficient envelopes and BREEAM certification, which most funds and institutional tenants now require. Our near-zero-energy logistics warehouse project is an example.

Frequently asked questions about logistics warehouses

When is a multi-storey logistics building worthwhile?

When land is scarce or expensive, typically in the first and second rings of large cities: two or more floors with truck access by ramp multiply the usable area and bring last-mile distribution closer to the consumer.

What clear height does a logistics warehouse need?

It depends on the operation: 10 to 12 metres is usual for conventional racking; automated and rack-clad warehouses exceed 20 or 30 metres and drive the structure, foundations and fire protection.

How long does it take to build a logistics platform?

With a serviced plot, 12 to 18 months usually pass between preliminary design and handover, with the permit and the construction as the critical phases. We plan the procedures from the outset so they do not hold up the start on site.
