Services

Nadico supervises and manages the construction of industrial, logistics and tertiary buildings as the client’s design team on site or as its construction manager: planning, package tendering, quality, cost and schedule control, health and safety coordination, and administrative close-out through to the first occupancy licence and installation licensing. It is the natural continuation of our engineering and architecture projects, although we also take on works designed by others.

Delivery models

Site supervision (dirección de obra)

Works supervision, execution supervision and building services supervision by our own engineers and architects. We check that what is built matches the design, the regulations and the contract, manage changes and certify the executed works.

Construction Management

We represent the owner towards the trade contractors: we split the works into packages, write the specifications, compare like-for-like bids, recommend the award and coordinate all contractors on site. The client contracts each package directly and keeps control of the cost, without a general contractor’s margin.

Turnkey (EPC)

For clients who prefer a single point of responsibility, we deliver the building or installation on a turnkey basis: engineering, procurement and construction under one contract, with a fixed price and schedule.

Frequently asked questions about industrial construction

What is the difference between site supervision and construction management?

Site supervision (dirección facultativa) is the legally required technical role that ensures the works are built in accordance with the design. Construction management is a management service for the owner: package contracting, cost control and contractor coordination. Nadico can provide both at once.

Can you build a project designed by another firm?

Yes. We review the design, flag gaps before tendering and take on supervision or management of the works. When the design is also ours, the client gains continuity and a single point of contact.

What does the handover of an industrial building include?

Certificate of completion, as-built drawings, first occupancy licence, licensing and registration of the installations, energy performance certificate, maintenance documentation and, in regulated industries, qualification and validation protocols.
